James Appleton-Metcalfe (Founder and Managing Director) set up Citivale in 2010. The company has evolved from an asset management partner to incorporate an operating partner role as well as being development and joint venture partner. His role currently involves managing capital partnerships, overseeing asset management, all aspects of property investment and business development.
James has been involved in the UK Real Estate industry since 1999, starting his career in London and has focussed on high income/core plus property since 2003, when he worked for CBRE Global Investors as a fund manager and member of the acquisition team. In 2006 James relocated to Yorkshire and worked for Valad Property Group (subsequently Cromwell) working on acquisitions, asset and fund management.
In his career James has managed funds with a collective value of over £825m and acquired over £400m. He attended Edinburgh University, Heriot-Watt University and Curtin University in Western Australia.
Richard Bannister joined Citivale in October 2018 as Development Director with overall responsibility for the development activity of the company across the UK.
Previously he spent over 10 years with St. Modwen Properties PLC, where he was Regional Director for the Yorkshire and the North East region and latterly Deputy Property Director for the expanded Midlands and North Region. He had direct control of delivering over half a million sq ft of speculative and design and build commercial development and transacted over £100m of assets across all the major sectors.
A qualified chartered surveyor for 20 years, Richard also gained experience in the rural sector and also in utilities with specific focus on acquisition, design and build programming, prior to moving into commercial development via Pearson Developments, where he held the role of Strategic Director.
Rupert Kay has been with Citivale since 2014 and is responsible for sourcing new investment opportunities, financing and managing capital partnerships.
Prior to joining Citivale, Rupert founded Beechthorpe Capital in 2012, an independent real estate advisor partnering with private equity funds and family offices on transactions across Europe, both equity and debt, as well as cross-sector.
Before that, Rupert worked for Apollo Global Management as an Investment Professional, focused on opportunistic investments across Europe, including a Prime London residential JV (£320m) and a data centre in Central London (£60m).
Prior to Apollo, Rupert worked at Citi Property Investors as an Associate for the €1.2bn European Opportunity Fund. He started his career in 2006 within the Real Estate Investment Banking team at Eurohypo.
He holds an MA in Modern Languages from Oxford University.
Rebecca Farnsworth joined Citivale in January 2019 with overall responsibility for the investment activity of the company across the UK.
Previously she spent nearly 12 years with Knight Frank LLP working as a Partner in their Capital Markets team based in Leeds, covering all commercial property sectors across the Yorkshire region. Rebecca acted on behalf of a broad client base to include pension funds, property companies and private individuals (based in the UK and overseas) on both sales and acquisitions. In 2018, she was directly responsible for transacting approximately £100m of commercial property.
Rebecca has been working in the UK Real Estate industry since 1998, starting her career in London at Weatherall Green & Smith (as the company was called at the time, now BNP Paribas) where she qualified as a Chartered Surveyor and spent approximately 10 years working in the investment team with a national remit and a retail sector bias.
